MRPOA Overseeding Information — 2025
Are homeowners required to overseed?
No. However, all yards—even during dormancy—must be kept neat, weed-free, and attractive.
Are HOA common areas required to be overseeded?
Not automatically. HOA Boards/Management Companies must submit a Landscape Application to MRPOA and receive approval before skipping overseeding in any year. Restrictions apply.
2025 Overseeding Schedule (MRPOA common areas)
Start of work: Week of September 15, 2025 (third week of September)
What we’ll be doing:
- Scalping
- Turf vacuuming
- Turf aeration
- Seed application
- Temporary increase to the irrigation schedule
Irrigation Schedule (for germination & establishment):
- Initial increased watering begins: Week of October 6, 2025
After seed is applied in a given area, irrigation will run daily in most areas from 5:00 AM to 8:00 PM until germination.- Multi-use paths: We will build in breaks in run times where possible to allow for walking and biking.
- Once ryegrass is established: Irrigation will shift to nighttime watering only.
Signage: Temporary signs will be posted in affected areas to alert pedestrians/cyclists to increased irrigation. Newly overseeded turf requires consistent moisture for healthy, deep rooting.

Detailed irrigation schedules (by area/zone) beginning Monday, October 13, 2025, are posted below/with this notice and will remain in effect through Friday, November 21, 2025, or until germination. After that date, irrigation will continue evenings only.
