Approved Paint Colors for McCormick Ranch 

All owners must still fill out a Paint Application, and submit to the office the pre-approved color choice to be used before painting. A submittal of pre-approved colors will be immediately approved by staff and does not have to go to Committee.

Pre-Approved Paint Schemes

The Association’s Architectural Committees have received hundreds of paint requests in the last year from members. Many of the requests are for colors found on our pre-approved paint palette, which has been updated to include shades of whites and grays. With each “body” color on the pre-approved palette, you are offered two “trim” color options. Please note that any other desired combination of the paint shades shown must go through the normal approval process.

Paint Violations

The Compliance Department has noted the following paint problems on many homes and walls on McCormick Ranch;

  • Blistering
  • Burnishing (increase in gloss or sheen when rubbed)
  • Chalking (fine powder on the surface due to weathering)
  • Cracking
  • Efflorescence (white deposits that appear on concrete brick, stucco, mortar, and other masonry surfaces when exposed to moisture)
  • Fading/ peeling
  • Poor flow (failure of paint to dry to a smooth film, resulting in unsightly brush and roller marks after paint dries)
  • Poor gloss retention
  • Poor hide (failure of dried paint to obscure the surface to which it is applied)
  • Poor sheen uniformity (flashing)
  • Surfactant leaching (blotchy, glossy, tan or brownish spots on the surface of latex paints).
  • The extreme heat and moisture experienced over the last two years on McCormick Ranch have accelerated the above-mentioned paint problems.

If you are experiencing a hardship, have other extenuating circumstances, or disagree with a violation, the Board has approved a Paint Appeal. The process allows the Architectural Control Committee to review individual situations, and act appropriately. On October 28, 2015, the Association Board passed a resolution approving the use of the Paint Appeals Form for property owners who wish to submit a paint appeal. Approval of the appeal shall be at the sole discretion of the Architectural Control.

Rules and Regulations

The McCormick Ranch Property Owners’ Association (MRPOA) takes great pride in the over 2,500 established and mature trees that add to the planned appearance of the Association. These trees represent an Association asset and are found in MRPOA common areas and City of Scottsdale medians maintained by MRPOA through long-standing maintenance agreements. Money has been spent for the purchase and planting of these trees and additional funds are allocated annually for their maintenance. Trees provide, among other benefits, erosion control, shade privacy, noise and sound barriers, traffic barriers, dust barriers, wildlife and scenic beauty.

As a result of the above-mentioned benefits to the overall community that the trees represent, MRPOA exercises extreme prudence when considering the removal of any tree. The Tree Policy approved by the Board of Directors details the criteria for removing a tree.

To ensure that the area you would like to use will be dry, free of debris and landscaping, please contact Bree Peterson prior to submitting the Use of Premise Form at 480-860-1122, ext. 205 or email bpeterson@mrpoa.com.
 
You must also submit a Certificate of Insurance for at least one million dollars ($1,000,000), naming the McCormick Ranch Property Owners’ Association, Inc., as additional insured. The fee for the permit is $500.00 per area, per day. If an employee is required on site, it is an additional $250 per employee.
 
The total fee will be disclosed when the request is approved. Once you receive an email approving the use of the area(s) requested, please bring your certificate of insurance and payment (by cash or money order) and pick up your permit at the MRPOA Office located at 9248 N 94th Street (Via Linda and 94th St). You must have a copy of your permit with you at all times during use.

RESERVE STUDY

There are 4 important reasons to conduct a reserve study.

  • To maintain the property’s value and appearance
    A reserve study helps maintain the property’s value and the property owner’s investment. By identifying and budgeting for future capital improvements, the property’s common elements continue to look attractive and well-kept, adding to the community’s overall quality of life.
  • To fulfill the board of directors’ fiduciary responsibility
    Board members of community associations have a fiduciary responsibility to their members. Directors are legally bound to use sound business judgment in guiding the association and cannot ignore major capital expenditures or eliminate them from the budget.
  • To establish sound financial planning and budget direction
    A comprehensive reserve study lays out a schedule of major repairs or replacements to common property elements and applies cost estimates to them. To ensure property owners have adequate reserve funding to cover anticipated costs, a reserve funding plan typically spans 30 years. In short, it’s your blueprint for the future.
  • To comply with state law
    Many states now require community associations to disclose reserves, accumulate reserves or have professional reserve studies conducted. It’s anticipated more states will adopt similar legislation.
