Exterior paint works as an added layer of protection for your house from the elements, helping to keep your property safe from weather damage, insects, and dust. Paint can even prevent exterior wood from rotting. Maintaining the exterior paint now can help avoid larger repairs costs in the future. A fresh coat of paint on your house also keeps the neighborhood looking great while maintaining and increasing property values.

In general, exterior paint lasts between 5 – 10 years, depending on the weather, the material painted, and the type/quality of paint used. You might be enticed to pressure wash your house; however, this is the first step in preparation of painting, not to forego painting. Pressure washing can cause water, stucco and mortar damage, and should be left to the professionals in most cases.

Painting your house can be costly, and many are often not prepared for the expense. If you recently received a non-compliance notice for inadequate paint on your house, and need more time to cure the non-compliance (weather, vacation, cost, additional project), you can submit a Paint Appeal Form to the ACC requesting a reasonable timeline for painting your house. The Paint Appeal Form can be downloaded here. Email completed forms to admin@mrpoa.com and the ACC will review your request at their next meeting. Any open non-compliance will be put on hold while your Paint Appeal is being reviewed. Once the ACC reviews your appeal, you will receive notice of the ACC’s decision within three business days by email, or seven business days by regular mail. Paint Appeal decisions are final and cannot be appealed to the Board.
